NOTICE OF LAND USE APPLICATIONS
Following is a list of land use applications that have been filed and accepted with the Department of Community & Economic Development - Planning Division. The following briefly describes the applications and the necessary Public Approvals. Please include the project number when calling to ensure proper file identification. If you have questions about a proposal, or wish to be made a party of record and receive additional information by mail, contact the project manager listed. Anyone who submits written comments will automatically become a party of record and will be notified of any decisions made. Because language of land use actions is often complicated, please visit the Land Use Application Terms for further information.
- To learn more about a proposal: Call the project manager assigned to the proposal. Names, telephone numbers, and e-mail addresses are listed with each land use action. Or, visit the permit center, located at 1055 S. Grady Way - 6th Floor, between 8:00 a.m. and 4:30 p.m. weekdays and review the files for the proposal. Phone: (425) 430-7200.
- To comment on a proposal: Send your written comments to the Project Manager listed, Department of Community & Economic Development (CED) - Planning Division, 1055 South Grady Way, Renton, WA 98057, and be sure to include your name and address. (E-mail comments will not be accepted unless they are followed up with written and signed comments.) Comments will be accepted until the time a staff report is prepared for the decision or recommendation, with a minimum comment period of at least 14 days (30 days for shoreline proposals). If you submit a written comment, you will be sent a copy of the decision or recommendation. All written comments become part of the permanent record.
- To appeal a permit decision: Appeals of decisions must be filed in writing together with the required $250.00 fee to: Hearing Examiner, City of Renton, 1055 South Grady Way, Renton, WA 98057. Appeals to the Examiner are governed by City of Renton Municipal Code Section 4-8-110. Barbee Mill Watercraft Lifts

Application requesting SEPA Review and approval of a Shoreline Substantial Development Permit and a Shoreline Conditional Use Permit for the installation of two 10-foot by 14-foot freestanding boatlifts, one 10-foot by 20-foot freestanding boatlift lift with a fully grated platform, and one dock-mounted jet ski lift in association with an existing joint use dock which serves three lots in the Residential - 8 dwelling units per acre (R-8) zone.. Each of the freestanding watercraft lifts would rest directly on the lake bottom on four 12-inch by 12-inch footpads. The existing fully-grated dock is 4-feet, 4 1/2-inches to 7-feet, 10 3/4-inches in width and 118-feet, 6-inches in length with two 27-foot fully-grated finger docks. The proposed project also encompasses the removal of six 12-inch diameter creosote-treated wood piles and replacing them with two vibratory pile-driven 12-inch diameter steel piles. All work would take place within the Washington Department of Fish and Wildlife fish window for this section of Lake Washington, July 16 through December 31. |

Application requesting SEPA Environmental Review and a Shoreline Substantial Development Permit for the installation of curb/gutter and portions of a sidewalk, a new storm system, and a water line extension within Lake Washington Blvd. N. to meet the infrastructure needs for future development in the vicinity of the I-405 Exit 7 area. The project is primarily located within the existing right-of-way of Lake Washington Blvd. N adjacent to 4350 Lake Washington Blvd. N. However, a small portion for the proposal would extend onto private property located at 4350 Lake Washington Blvd. N. The proposed curb and gutter would extend on the east side of Lake Washington Blvd. N. from Ripley Lane N. approximately 600 feet south; and curb, gutter and sidewalk will continue south on the east side of Lake Washington Blvd. N. to connect to the existing bridge over May Creek. The new storm system would consist of approximately 810 lineal feet of 24-inch storm pipe with a catch-basin collection system and the new water line extension would consist of about 1,450 feet of 12-inch water line in Lake Washington Blvd. N. from NE 40th St. to NE 44th St. The project also includes a wet bioswale, approximately 140 lineal feet. The applicant has provided stream and wetland studies, a traffic study, a geotechnical report, and a hydrologic analysis with their application. |

Application requesting Environmental (SEPA) Review, a Shoreline Conditional Use Permit, and a Shoreline Substantial Development Permit for the construction of a new 60-foot long, 4 to 8-foot wide dock and the installation of a pre-manufactured, freestanding, portable, marine grade aluminum boatllift in association with a single-family residence on the shore of Lake Washington, a Shoreline of Statewide Significance. The project site is a 10,264 square foot lot in the Residential - 8 dwelling units per acre (R-8) zone. Dock construction would be accomplished by driving six 8-inch steel piles via a barge-mounted drop hammer pile driving system. Because boatlifts are not specifically identified in the Shoreline Master Program regulations, approval of a Shorelione Conditional Use permit would be required prior to installation. The applicant is also proposing to remove one of two existing docks and moving the other dock 3-feet into deeper water. Section 4-3-090L.12.e.ii specifically states that there shall be no more than one pier per developed waterfront lot or ownership. While the existing conditions are considered legally non-conforming, in order to construct a new dock the applicant would need to remove both existing docks. Construction would take place within the Washington Department of Fish and Wildlife "fish window", July 16 - December 31. |

**** This Project Was Placed On Hold February 16, 2009 ***** Application requesting Preliminary Planned Urban Development (PUD) approval, Environmental (SEPA) Review and Hearing Examiner Conditional Use Permit for stand alone residential in the Commercial Arterial (CA) zone. The subject site is located on the east side of Bremerton Avenue NE, just south of NE 4th Street at 330 Bremerton Avenue NE. The site consists of two separate parcels totaling 78,458 square feet in the CA zone and the NE 4th Street Business District Overlay. The site currently contains two single-family homes and their associated outbuildings, which are proposed to be removed. The concept for the PUD is to create a small, intimate neighborhood of 25 detached cottages and townhomes on individual lots resulting in a net density of 16.89 dwelling units per acre. Proposed lot sizes reange from 2,096 square feet to 1,034 square feet. The site would be accessed via a looped public road with two access points on Bremerton Avenue NE. The applicant has proposed 52 parking spaces for the development located in detached garages, attached garages, parallel spaces, and open parking stalls. The applicant has proposed to replant removed trees with 48 new trees. There are no critical areas on site. The applicant sumitted a Traffic Study, Geotechnical Engineering Study and a Critical Areas Reconnaissance Report. The applicant is proposing frontage improvements along Bremerton Avenue NE and a water quality detention vault.

Triton Towers Expansion

Application for Master Site Plan approval Hearing Examiner Conditional Use and Environmental Review for the addition of four office buildings (TT-4 - TT-7) and one roof top Helicopter Pad to the Triton Tower office complex or the addition of two office buildings, one residential building with commercial on the first floor and one hotel in addition to a development agreement. The proposed development is located at 555 South Renton Village Place and would be developed on 3 parcels; #1923059023, #1923059001, and #7231600542. The subject site is 923,576 square feet or 21.085 acres and is zoned Commercial Office (CO). There are three existing office buildings on site, which are to remain. The proposed four new buildings would be 11 stories in height and would not extend in to the FAR PART 77 Air Space for Renton Municipal Airport. The proposal includes four new parking garages and new surface parking lots in addition to retaining some existing surface parking resulting in 3,212 parking spaces for the site. The gross area for the four new office buildings and four new parking garages would be 1,137,129 square feet and 659,389 square feet respectively. There would be two access points to TT-7 from South Renton Village Place and five access points to the remaining Triton Towers office buildings (proposed and existing) from South Renton Village Place, Talbot Road S and SW Grady Way. There are two additional access points to adjoining properties to the West and South. A tributary to Rolling Hills Creek runs along the southern property boundary. As such, a stream and wetland evaluation was provided with the application. In addition, to the stream and wetland evaluation a geotechnical report and traffic study were provided. The applicants have indicated that the proposal would result in a net gain of 29 trees on site and new fire lines, storm and sanitary infrastructure would be provided across the site.

**** This Project Was Placed On Hold January 23, 2009 ***** The applicant is requesting a Preliminary Plat Hearing Examiner and an Environmental Review for a 37-lot subdivision on Maple Valley Highway (SR-169). The subject site consists of two parcels totaling 11.59 acres and is vested to King County R-12 and RA-5 zoning. The lots sizes rang from 2,311 square feet to 3,992 square feet resulting in a gross density of 3.19 units per acre. The site is currently developed as the Valley View Mobile Home Park, containing two permanent structures, which are to be removed. Access to all lots is proposed via a new road off of Maple Valley Highway. The subject site contains steep slopes, wetlands, and a stream; as such, the applicant provided a Critical Areas Report and a Geotechnical Report. As proposed, the subject subdivision would also include 9 tracts for critical areas, utilities, open space, and drainage. The subject application is vested to King County Code. |
